Rentals on the rise in Switzerland: Ticino and Lugano fall behind

February confirms the trend detected in January and throughout 2020 in terms of rents: there has been an increase in Switzerland, but in Ticino and Lugano there has been a significent drop. ,

Nationally, the rents of newly rented apartments rose by 0.17% compared to January.

The relevant index calculated by Homegate in collaboration with the Cantonal Bank of Zurich (ZKB) stood at 115.6 points.

Ticino, has seen the opposite, with contractions on both a monthly (-0.19%) and annual (-1.15%) basis and an index of 103.1 points. The most important (and only considered) city of the canton, Lugano, shows an increase compared to January (+ 0.78%), but a significant retreat (-3.31%) in comparison with February 2020 (index at 90.5 points). The Grisons are instead engaged in a path opposite to that of the queen of Ceresio: -0.48% and + 1.85%; Chur is not considered in its own right.

In the last five years, the curve of the evolution of rents calculated by Homegate appears substantially stable at the national level, while it decreases in Ticino. This is a new phase considering that in the previous six years the data south of the Alps, while showing fluctuations, followed the same underlying trend as the Swiss ones. Information on Lugano has only been available since the end of 2015 and also illustrates a multi-year downward trend. On the other hand, Grisons - with data also available only from 2015 - show moderate growth.
